Wakefield WildLife Sanctuary Cabins Caretaker-Job Description

Background

The Wakefield Wildlife Sanctuary is a 108-acre conservation property on Cobbossee Stream, managed by the Kennebec Land Trust. The property has a public walking trail and four rustic streamside cabins, two of which were renovated in 2018 by Maine Cabin Masters and are available for rent. The cabins are rented to guests for one or more nights throughout the warm-weather season, typically Memorial Day weekend through mid-October.

Each of the two rental cabins are equipped with the following systems:

  • Self-contained composting toilet

  • Pumped grey-water system to leach-field

  • Hand pump for non-potable water drawn from stream

  • Propane range

  • Propane ventless fireplace

  • Small capacity solar electric system for lights and small plug-loads (no technical experience required)

The kitchen is supplied with pots, pans, and utensils. Beds are supplied with mattresses only. All linens, bedding, food, potable water, and other consumables are brought by the guests. Guests are asked to leave the cabins in their found condition and to place trash and recyclables in the near-by solar shed.

Guests are also asked to park near the trailhead and walk a short distance—approximately 0.25 miles— down the gated road to the cabins. The caretaker will be allowed driving access through the gate to a parking area nearer the cabins and solar shed. See map for more detail.

Caretaker Responsibilities

***All Covid-19 protocols as set forth by Local or State governments, as well as by KLT, must be adhered to by the caretaker.***

The primary role of the caretaker is to prepare the cabins for the arrival of new guests once the previous guests have vacated. The Wakefield Cabin Caretaker will report to KLT Staff. The following must be completed between guest stays:

  • General Cabin Cleaning

    • Sweep floors and dust other surfaces as needed, such as: tables, chairs, mattresses, windowsills, etc.

    • Remove trash found in and around cabins.

    • Wipe clean kitchen surfaces—stove top, cabinets, sink— and ensure all dishes are clean and put away.

    • Clean the composting toilets using the supplied compostable cleaner. Compost levels need to be monitored and KLT staff must be notified when capacity is near full.

    • Clean and tidy outdoor spaces such as walkways, fire rings, dock, and boating gear.

    • Ensure nooks and crannies are free of accumulated dust, cob-webs, etc.

    • Any other cleaning needed to bring the cabins to their original presentable state.

  • Ensure all cabin systems are functioning as intended (composting toilet, propane appliances, hand water pump, grey-water system, and solar electric system). Notify KLT staff of issues.

  • Transport trash and recyclables from the solar shed to the near-by West Gardiner Transfer Station (permit is provided).

  • Monitor and notify KLT staff of any other issues on the cabin premises, including but not limited to:

    • Issues with the condition of any structures on-site (cabins, solar shed, dock, gate).

    • Unapproved dumping of trash or other items.

    • Damages to road and walking paths.

Benefits

  • Pay will be $20/hour, estimated to be 3-6 hours/week from Memorial Day to mid-October. Hours will vary (see below)

  • This is a contract position and there are no employee benefits.

  • Work must be completed in time for new guest arrival (turnover is typically once a week), but within those constraints, work can be performed at any time according to schedule and preference.

Work Schedule and Available Hours

Based on previous years, it is estimated that 3-6 hours a week will be spent performing the required duties.

The number of available work hours depends on the cabin bookings. Each cabin is typically booked once a week, however there could be more (multiple times per week) or fewer bookings. Bookings can be made throughout the rental season, and so the available hours of work is not known far in advance.

Cabins are commonly rented over the weekend, in which case there will be a window of several days to perform the required duties. The caretaker should expect and be prepared for turnovers throughout the week and weekends, but they can perform the work within these confines as they see fit.

Notice of absence

In the case of emergencies or other special cases that prevent completion of duties, the caretaker is asked to notify KLT staff of their inability to complete the work with as much advanced notice as possible.
